Detached mother-in-law suites, also known as accessory dwelling units (ADUs), are becoming an increasingly popular option for Virginia homeowners who want to create space for aging parents, adult children, guests, or even future rental income. A major change is on the horizon: Virginia has passed legislation requiring localities to allow ADUs by right on most single-family residential lots beginning July 1, 2027, reducing many of the zoning hurdles that previously made these projects difficult.
While homeowners will still need to meet local building, setback, and permitting requirements, the new law is expected to make detached in-law suites more accessible across the Commonwealth.
